Rosebank Holiday Cottage Terms & Conditions
Contract
The contract is for short-term holiday rental of the property specified between the client and the owners of Rosebank Cottage. The contract begins from such time that the booking is made and is inclusive of the following conditions.
By making a booking the client contracts on behalf of himself/herself and all those in their party
Payment
We must receive your booking confirmation either in writing or by Email together with a deposit of £100. It is the guest’s responsibility to ensure the balance is paid in full 6 weeks (42 days) before the first day of occupancy and include a £70.00 bond fully refundable subject to certain terms and conditions shown (See Loss, Damage & Care of property)
Bookings are accepted on the understanding that the property is taken for holiday purposes only and that the number of people in the property is limited to that advised on the original booking
Cancellation
In the event of a cancellation prior to the balance being due we will make every endeavour to re-let the property in which case the deposit will be returned less a 10% handling fee. However if we are unable to re-let the property we will not be able to refund the deposit.
In the event of the balance not being received 42 days before the arrival date and no correspondence being received the booking will be deemed to be cancelled.
Should the booking be cancelled after the balance is paid once again we will endeavour to re-let the property, however if this is not achievable the following retention will be made.
0 to 14 days 100%
15 to 28 days 80%
29 to 42 days 60%
We therefore strongly advise that you take out cancellation insurance wherever possible.
Arrivals and Departure Times
Lettings commence at 3pm on the first day of the holiday and end at 10.30am on the day of departure.
Groups of Young People
We regret we are unable to accept bookings from groups of people under the age of 21.
Number in Party
This must not exceed the maximum number stipulated in the property description.
Complaints
Any complaint must be notified immediately so that an investigation can be made if necessary and any remedial action required. Complaints will not be accepted after the tenancy has ended.
Non Availability of Property
If for any reason beyond the owners control the property is not available on the dates booked, the rental will be refunded in full. The hirer shall have no further claim against the owners of the property.
Right of Entry
Whilst respecting the reasonable privacy of the client the hirer must allow the owners reasonable access to the property where necessary for repairs and emergencies
Liability
The owner of the property shall not be liable to you or any member of your party for any loss or damage to person or property from the letting.
Loss, Damage & Care of Property
The hirer is responsible for any loss or damage to the property (reasonable wear and tear excluded) and for taking good care of the property and leaving it in a clean and tidy condition. The client is required to inform the owner promptly of any damages or breakages in and around the property so that they can be repaired and replaced for the next client. Should there be an unreasonable amount of breakages or damages or should it be found that an excessive amount of cleaning is required a charge will be made and deducted from the bond collected.
Smoking
Smoking is not permitted anywhere within the holiday accommodation or close to the exterior oil tank and boiler.

The owners of Rosebank Cottage take every care to ensure the accuracy of the property description. All information is given in good faith and believed to be correct at time of printing. We cannot be held responsible for any errors or omissions.

Pets
Two well behaved dogs are accepted in the property. They must not be left unattended at any time or allowed on the furniture. They must be kept downstairs .
Exterior Gates
All gates must be kept shut at all times to prevent damage to the property and surrounding gardens by grazing/roaming sheep.
